Rental Qualifications

Applications are processed in the order received. Every applicant is evaluated against the same written criteria for the property they apply to.

Application Fee

  • $45 per adult (18+)
  • Non-refundable if declined or withdrawn
  • Fully credited back when you are approved and sign a lease

Income

  • Verifiable gross income of at least 2.5x the monthly rent
  • Verified electronically within the application
  • If electronic verification is unavailable: most recent tax return plus last 3 consecutive months of complete bank statements

Credit

  • Minimum 600 for rents up to $3,000
  • Minimum 650 for rents of $3,001 to $5,000
  • Minimum 700 for rents above $5,000
  • Applicants below the minimum may qualify with additional funds paid in advance or a qualified guarantor
  • Co-applicant scores are averaged; no individual score below 500

Rental History

  • Verifiable rental history required
  • No eviction judgments within the past 7 years

Background & Identification

  • Background check required; residency may be denied based on the results
  • Government-issued photo ID for each adult
  • Every occupant 18+ submits their own application; all occupants must be disclosed

Pets

Resident Benefits Package

  • Required on all leases: $49.95/month, or $38.00/month with approved proof of renters insurance

Additional Terms

  • Where a condominium or homeowners association imposes stricter requirements, the stricter standard applies
  • All move-in funds are due in full before keys are released
